Buying a home

Conventional, FHA, VA, and jumbo options for first homes, move up homes, and refinances.

Self-employed or complicated income

If you are self-employed and your tax returns do not show what you actually earn, traditional underwriting is not your only option. Bank statement, 1099, P&L, asset-based, and other Non-QM programs.

Investment properties

DSCR financing qualifies the property rather than you. No tax returns and no debt to income ratio, including nationwide options where available.

Condo financing

Some buildings do not meet conventional project guidelines. I check the association and the project up front, and I have non-warrantable options when a building does not qualify conventionally.

Physicians

Specialized financing for eligible medical professionals, including residents and fellows on a signed contract, with income driven student loan payments handled correctly.

How I work

We start with the real monthly cost.

I start by understanding what you are looking for, then estimate the full monthly cost. Not just principal and interest, but taxes, insurance, and association dues. You should be able to compare two homes side by side before you fall in love with one of them.

Then I find the loan that fits, whether you are a first time buyer, an investor, self employed, a physician, or someone with a perfectly ordinary W-2 who wants it done without stress. Some of my clients come to me after being told no somewhere else.

And when something gets stressful, call or text me. I do not disappear once the application is in.

You do not inherit the seller's tax bill. The assessment resets after your purchase, and I build the corrected figure in from the start. No surprises.

Worth quoting early rather than estimating, since it varies widely by property.

A real advantage once the property is your primary residence, and worth understanding before you budget the first full year.

Association and Reserves

Dues, reserves, and anything else you are responsible for as part of a community belong in the monthly number from day one. For condos it affects financing too.
